Legionella Risk Assessment

What you need

Legionella risk assessment is the first and most important step towards compliance.

It is a statutory duty in the UK and Ireland applying to employers and those responsible for the control of premises including landlords and providers of residential accomodation.

Watertec risk assessments are designed to provide all of the information necessary for clients to introduce appropriate control strategies to comply with the following:

In the UK

  • The Health and Safety at Work Act
  • The Management of Health and Safety at Work Regulations
  • The Control of Substances Hazardous to Health Regulations
  • ACoP L8: Approved Code of Practice for the Control of Legionella Bacteria in Water Systems
  • HSG274: Legionnaires’ disease Technical Guidance
    •  Part 1: The control of legionella bacteria in evaporative cooling systems
    •  Part 2: The control of legionella bacteria in hot and cold water systems
    •  Part 3: the control of legionella bacteria in other risk systems
  • HSG220 Health and Safety in Care Homes
  • Health Technical Memorandum 04-01: The Control of legionella, hygiene, “safe” hot water and drinking water systems
  • Health Technical Memorandum 01-05: Decontamination in primary dental care practices
  • The Water Supply (Water Fittings) Regulations
  • The Water Supply (Water Fittings) Regulations (Northern Ireland)
  • The Scottish Water Byelaws

In Ireland

  • - The Safety Health and Welfare at Work Act
  • - The Safety, Health and Welfare at Work (Biological Agents) Regulations
  • - National Guidelines for the Control of Legionellosis in Ireland

What we do

Watertec legionella risk assessments and processes are acknowledged to be the best in the industry and subject to regular audit by the Legionella Control Association.

Not only do our assessments take into account latest national and international guidance, they are produced in a modular format specific to building use, to include all water services and processes clearly identifying systems where there is a reasonably foreseeable legionella risk and produced in accordance with the requirements of British Standard BS:8580 Code of Practice for Legionella Risk Assessment.

Importantly, we also include assessment of the risks posed by other waterborne pathogens including Pseudomonas and other non-tuberculosis Mycobacterium species.

The assessment process not only identifies risk but offers practical and cost effective solutions for its elimination or control.

Outlet, pipework and sentinel outlet labelling is included.

Our investment in ATP bioluminescence sampling technology allows us to provide cost effective microbiological testing of water systems and aerosol generators as an integral part of the assessment process including an evaluation of drinking water quality, outlet contamination and water hygiene issues associated with the installation and operation of vending and drinks machines.

Totable Viable Count (TVC) and legionella (LLP) sampling is also undertaken when assessing higher risk systems.

Benefits

You receive a modular format risk assessment document containing clear and concise recommendations for successful legionella control.

The assessment categorises water systems and processes with a structured risk rating and includes:

Benefits:

  • an initial evaluation of existing arrangements, building use and demographics and in depth appraisal of the domestic hot and cold water systems.
  • -inspection of tanks, water heaters, water distribution systems, valves, fittings and outlets
  • identification of aerosol generators, low use outlets and pipework deadlegs
  • a photographic record of key items of plant and equipment
  • labelling of plant, pipework and outlets
  • a detailed asset register
  • temperature checks covering the entire system (including anti-scald devices where fitted)
  • an evaluation of potable water quality including vending and hot and cold drinks machines
  • microbiological sample results
  • detailed schematic drawings produced in a user friendly format clearly identifying key items of plant, aerosol generators, sentinel and low use outlets
  • backflow protection issues
  • recommendations for system improvement
  • recommendations for the implementation of a suitable Written Scheme of Control proportionate to the identified risk and the building population exposed to it
